JOB TITLE: Director of Property Management
REPORTS TO: Asset Manager
JOB SCOPE:
The Director of Property Management will lead and manage a team of a Senior Property Manager, Property Manager, Associate Property Managers, and Onsite Property Managers across Southern California. You'll ensure your property management team's success in providing an exceptional customer experience and ensure the financial and physical health of the assigned portfolio of real estate assets for Santa Monica-based office.

- Oversee all property management team members, including performance management, development, and hiring of the team
- Lead a high-performing and customer-focused team by ensuring regular completion of all procedural initiatives, communicating consistently, and solving problems creatively while fostering a team atmosphere
- Ensure your team's properties stand out to our current and future customers and meets our rigorous standards of quality and presentation through regular, documented property inspections which include evaluating all building equipment, systems, vacancies, and grounds
- Identify, review, and negotiate capital work or recurring service contracts to ensure scale, cost-savings, and consistent scope of work
- Address repairs and maintenance needs throughout the region and develop cost-reduction solutions and/or process improvements along the way

Below are some additional skills and qualifications that we believe are necessary to be great at this role:
- 5+ years of property or building management experience handling building issues, capital and tenant improvement projects, customer service, and administrative issues.
- 3+ years of leadership experience
- Ability to communicate effectively and build strong relationships with numerous people, both inside and outside the organization
- Proficiency in MS Office and enthusiasm for adopting new technology solutions. Experience with AppFolio is strongly preferred
- Ability to effectively manage budgets and reporting requirements
- Ability to interpret documents such as leases, service contracts, plans, and specifications, operating and maintenance instructions, and/or procedural manuals
- Ability to multi-task effectively in a fast-paced work environment while managing competing deadlines. Self-motivation, determination, accountability, and initiative in a team environment are critical
- Strong attention to detail
- Knowledge of City of Santa Monica rent control rules and regulations preferred
- Must have and maintain a valid California driver's license and auto insurance at all times and have the availability of an insured vehicle to travel within the organization's service area
- You will work primarily in an office environment but will also be expected to perform duties such as (but not limited to) touring properties and construction sites.
MINIMUM EDUCATION:
BA in Business Administration, Real Estate, or other related field and/or five (5) years of property management experience.
$120,000 - $150,000 represents the anticipated base compensation pay range for this position.
