We are excited to announce that we are looking for a Sr Facilities & Maintenance Technician at Skywalker Sound to help us preserve the excellent condition and functionality of our business premises.
As an essential member of our team, your duties will include conducting quality assessments, scheduling repairs, maintaining inventory, and developing preventative maintenance procedures.
Responsibilities:
General Maintenance:
Perform semi-skilled and skilled tasks related to carpentry, plumbing, and electrical repairs.
Clean, maintain, and repair building fixtures and equipment, including locks, windows, doors, carpet, venetian blinds, shelving, and systems furniture.
Replace interior HVAC filters and perform minor maintenance to HVAC units.
Repair plumbing fixtures, unclog drains, and maintain plumbing systems.
Specialized Tasks:
Make minor repairs to ceilings, brick, asphalt, plaster, and concrete within the building.
Paint walls and equipment; operate automotive equipment and haul materials.
Replace light bulbs and tubes, and repair/replace ballasts.
Maintain and repair electrical lines and fixtures.
Operational Support:
Create and execute work orders as per Sky Properties' requirements, and prepare reports on work performed.
Track and report on repair and maintenance activities; maintain a variety of records.
Assist with the preparation sub contractor's contracts, quotes, proposals, and bids.
Conduct field inspections and review work-in-progress; identify and resolve issues with outside contractors.
Coordinate with departments and outside agencies, and act as a liaison.
Customer Relations:
Use tact and diplomacy in all interactions with customers.
Promote a positive image by maintaining excellent internal and external customer relations.
Build and maintain positive working relationships with co-workers, clients, and the public.
Facility Management:
Manage the space in the building by reorganizing, repurposing furniture and equipment, and culling unused materials.
Schedule and manage offsite subs and vendors for repairs.
Schedule and manage container, recycling, and e-waste services.
Maintain and schedule service for the e-carts and van.
Miscellaneous:
Receive, ship, and deliver within the building and occasionally offsite.
Perform general maintenance tasks, including landscaping, painting, and carpentry.
Maintain inventory records for equipment and supplies.
Skills Required:
Proficiency in construction skills such as carpentry, painting, masonry, plumbing, drywall, electrical, flooring, structural, and HVAC.
Critical thinking and problem-solving skills.
Administrative skills for ordering supplies, handling records, and scheduling maintenance.
Physical strength and dexterity to lift, move, and handle equipment.
Stamina to handle 40 hours per week with the occasional need for OT when approved by management.
Strong verbal and written communication skills.
Ability to work in hot or cold conditions.
Organizational and time management skills.
Qualifications Needed:
Minimum of one year of experience in general semiskilled maintenance and repair work, or as a building maintenance or construction trades helper.
Knowledge of common methods, practices, and materials used in maintenance and repair work.
Mechanical aptitude.
High school diploma or equivalent.
Basic training in wiring and plumbing installation and repair.
Basic knowledge of HVAC systems, mechanics, tool maintenance, and refrigeration systems is recommended.
Physical Working Conditions and Requirements:
Ability to work in a standard office environment and using standard office equipment.
Manual dexterity to operate calculators, cameras, computers, grasp tools, and inspect electrical devices.
Physical ability to use ladders, hand tools, and power tools.
Capacity to lift and carry heavy items such as tools, materials, files, books, or boxes.
Ability to move furniture and set up workstations and rooms.
Capacity to bend, squat, climb, kneel, and twist while performing fieldwork.
The hiring range for this position in San Francisco is $72,200-$90,200 per year. The base pay actually offered will take into account internal equity and also may vary depending on the candidate’s geographic region, job-related knowledge, skills, and experience among other factors. A bonus and/or long-term incentive units may be provided as part of the compensation package, in addition to the full range of medical, financial, and/or other benefits, dependent on the level and position offered.
