Key Responsibilities
Project planning
Support project level PM, PMO team in creation of master plan, phasing schedule, manpower requirement, SOPs
Supervise development and finalization of all project budgets
Ensure all necessary documents for project construction are in place including statutory documents, master layouts
Approve critical activities method statement for all projects
Project management
Responsible to ensure smooth functioning of construction across all projects and coordination with outsourced PMO
Ensure all projects meet client requirements in terms of quality and specification
Ensure the adherence of project timeline schedules by all the stakeholders, and Oversee monitor and identify the areas of concern and take corrective steps to meet the desired time schedule and deliver the project milestones
Responsible for timely escalation and resolution of risks across all projects
Review PMO reports/ dashboards on a weekly basis and highlight progress, deviations against plan and key risks to CDO and Asset Management CEO
Facilitate smooth handover process across all projects
Provide leadership on project related issues to resolve issues and report as required and work towards conflict resolution amongst any project participant/s
Ensure that all projects related activities comply with company policies, standard operating procedures, ethics and local regulations
Ensure all statutory and regulatory requirements for construction are met
Design management
Oversee development of design delivery plan, obtainment and approval of drawing register and supervise coordination with Corporate Affairs team, liaisoning agency and architectural consultants for all projects
Ensure finalization of all Good for Construction designs with respective stakeholders, contractors, consultants, and all design information is always up to date for all projects
Ensure smooth co-ordination between on-site design coordinator and design consultants
Contracting
Oversee smooth selection, on-boarding, and management of contractors across all projects by project managers at sites
Accountable for expenditures, ensure cost efficiency and adherence to project budgets across sites
Facilitate resolution of escalations raised by project level PMs with contractors
Ensure monitoring of performance and deliverables for designated contracts
Assist contracting team during negotiation of terms and conditions of contract agreement / purchase orders with contractors using market intelligence and expertise
Commercial and financial management
Supervise tracking of total project development cost across all projects in real-time and is as per project plan Ensure completion of project within the approved budget and take cost control measures to contain and optimize costs
Ensure project variations in contract conditions are accounted for with clear rationale and facts
Ensure completion of project within the approved budget given by Investment Committee and take cost control measures.
QHSE
Accountable for quality assurance and control measures for all associates in projects execution activities
Ensure periodic audit checks and third-party quality inspection and creation of documentations as per the approved Quality Assurance Plan (QAP)Ensure safe working zones for all stakeholders associated with the project
Oversee on-site implementation of QHSE management plan and policies in line with WOLP's philosophy, contracting HSE conditions.
Ensure regular audits and monthly site visits to ensure QHSE requirements are met
Talent management
Identify team training and skill development requirements and provide periodic trainings and development programs
Coach and support PMs through daily operations of construction management to include verifying proper execution of daily success routines and construction administration, ensuring delivery of projects per "TCQ" (time, cost, quality) standards
Mentor project level PMs, provide guidance and train them towards effective project delivery
