Senior Property Manager
£45,000 - £55,000 per annum
OA are recruiting for a Senior Property Manager to join our client’s team as they continue to grow their client base. This is an exciting role with a varied portfolio from residential flats to luxury living spaces. There is scope to further progress your career and really hone in on your People Leadership skills.
Location: Elstree, Borehamwood
Hours: Full time, 9am – 5.30pm or 8:30am – 5pm (Monday to Friday)
Salary: £45,000 - £55,000

Key Responsibilities:
- Manage your portfolio and ensure excellent customer service.
- Respond to emails and calls within 24 hours.
- Oversee H&S, FRA, Asbestos, and legal requirements.
- Action site and lift engineering reports.
- Complete minutes and site reports within 5 days.
- Liaise with Head of Client Services to meet deadlines.
- Schedule annual meetings for new sites.
- Seek value for money by obtaining multiple contractor quotes.
- Create and sign contracts, mindful of s.20 regulations.
- Ensure up-to-date H&S, FRA, and signage for all blocks.
- Authorise spending to maintain steady cash flow.
- Work with accounts on realistic budgets.
- Attend client meetings, set and meet expectations.
- Hold leaseholder meetings, send minutes within a week.
- Ensure prompt, cost-effective maintenance.
- Handle TUPE contracts.
- Authorise seller’s packs with accurate info.
- Manage and train onsite staff.
- Ensure compliance with legislation and best practices.
- Confirm asbestos reports for buildings pre-2000.
- Conduct site visits and report within a week.
Processing Responsibilities:
- Write letters to leaseholders and residents about block-related issues.
- Get at least 3 quotes for orders over £400.
- Liaise with onsite staff for updates and service improvement.
- Save reports, emails, and contracts in Qube.
- Send SMS/emails for urgent issue updates.
- Source local contractors.
- Set up necessary contracts.
- Conduct site visits, take photos, and submit reports within 5 days.
- Meet clients onsite for complex issues.
- Find ways to reduce costs and improve contractor relationships.
- Contribute to monthly newsletters.
- Provide meter readings for sites.
- Re-tender contracts for services like cleaning/gardening.
- Attend AGMs/client meetings and send out minutes.
Skills and Experience:
- Excellent knowledge of property management principles and procedures.
- MIRPM qualified with at least 5 years’ experience.
- Strong self-motivation to keep improving, learning, and developing.
- Excellent soft skills when dealing with people to empathise and understand the customers’ needs.
- Good knowledge of QUBE computer system.
- Good knowledge of windows-based applications – i.e. Microsoft Word and Excel.
- Excellent written and verbal communication skills.
