Essential Functions
-Clean and maintain assigned schools, offices, rooms, halls, cafeterias, washrooms, lavatories, common areas and other locations in a clean, orderly and habitable (sanitary) condition.
-Wash walls and sweep, scrub and mop halls, rooms and other areas. Vacuum floors, dust furniture and fixtures; clean and sanitize bowls, basins and other conveniences, windows, walls, mats, drinking fountains and other areas.
-Collect, remove, and dispose of waste paper, litter, some work materials and other refuse.
-Replenish and maintain inventory and adequate levels of paper and other towels, soap, toilet paper, hand cleansers and other supplies.
-Assist in maintaining grounds by picking up trash and litter and sweeping outside walkways.
-Shovel and remove snow and/or ice from walkways, stairs, drives, and other areas. Spread ice melt and/or sand as required.
-Deliver received mail, UPS and other special shipments.
-May be required to run errands to pick up or deliver items, supplies, packages and mail.
Other Duties
-May perform basic repair and maintenance functions, such as fix broken items, furniture and equipment; secure buildings for winter; install or remove window coverings, storm or screen windows and doors, and replace light bulbs; and other minor maintenance work as assigned.
-Operate industrial equipment such as boilers, snow blower, floor buffing machines, and air conditioning and ventilation systems. May replace heating/ventilation filters and perform routine system maintenance; move, set-up and tear down furniture and appliances, equipment and voting polls; polish furniture and metal work..
-Maintain established quality and quantity standards. Follow prescribed safety precautions, established department and Town policies; procedures, rules and regulations are followed. Detect and report improper operations, faulty equipment, defective materials and unusual conditions. Maintain work areas and equipment in a clean, orderly, operational and safe condition.
-Respond to emergency calls at night and on weekends and holidays as needed.
-Provide back-up coverage as needed.
-Perform related duties as required.
Qualifications
Skills, Knowledge and Abilities
-Knowledge of materials, methods and techniques of the trade.
-Ability to follow written and oral instructions.
-Ability to do arithmetic computations such as addition, subtraction, multiplication and division of whole numbers and fractions.
-Ability to climb up to 50 feet; ability to lift 25 to 60 pounds.
-Ability to learn the basic operation of the heating, ventilating and air conditioning systems and perform minor maintenance on related plant equipment.
-Ability to distinguish color-coded materials.
Education and Experience
-Duties require the ability to read and write; one year minimum experience as a building custodian; or any equivalent combination of education and experience. Massachusetts Class D driver's license required.

Physical Elements
-Regular use of hands and fingers to handle, feel and/or operate objects, tools and controls used in the construction and building maintenance trades.
-Duties require moderate, continuous physical effort such as frequent lifting and carrying of supplies of varying weights up to 60 pounds, as well as pulling, pushing and handling heavier weights.
-Duties require frequent standing and occasional walking, climbing, sitting, balancing, stooping, kneeling, crouching and crawling. Duties also involve the regular use of ladders and lifts.
-Duties may require outside work performed under varying weather conditions.
-Occasional exposure to fumes, airborne particles,toxic or caustic chemicals, and risk of electric shock and vibration.
