Property Manager

Bi-lingual Spanish required
3 years of on-site property management experience
Experience in supervisory role and managing staff
Financial experience, including writing and maintaining budgets
Strong background in operations and turnaround situations
Knowledge of OneSite Property Management software a plus, but not required
Section 8 experience (affordable properties)
Tax Credit experience (affordable properties)
EIV experience (affordable properties)
Certified Apartment Manager (CAM) or Accredited Residential Manager (ARM) preferred
Tax Credit Specialist (TCS) preferred (affordable properties)
Certified Professional of Occupancy (CPO) or Certified Occupancy Specialist (COS) preferred (affordable properties)
Specialist in Housing Credit Management (SHCM) preferred (affordable properties)
Ability to walk and stand for extended periods of time
Work a varying schedule to meet the needs of the property
Minimal lifting up to 15lbs
Prolonged periods sitting at a desk and working on a computer
DUTIES:
The Property Manager has the full responsibility of managing daily operations of their property, overseeing site employees, and ensuring the smooth running of our communities in a fast-paced environment. The Property Manager is also responsible for building and motivating high-performing teams to maximize the performance of their property.
Oversee all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
Provide superior customer service and communication to residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation and profitability
Attract new residents and be knowledgeable in all phases of applicant screening and leasing, as well as resident retention
Review Initial/Annual/Interim lease renewal paperwork and resident files to ensure completion to company and industry standards
Approve prospective resident applications
Process rent payments and vendor invoices
Process payroll
Show apartments
Conduct inspections and respond to results (both of physical property and file compliance, as applicable)
Create and manage operating budgets
Obtain bids and oversee capital improvement projects
Execute the financial and operational objectives established by the company and ensure compliance with all federal, state and local laws is maintained
Ensure that systems are in place or created to maximize resident and employee safety and health, and to preserve the physical property
Seek opportunities to enhance communications and to build collaborative relationships with supervisors, peers, subordinates and residents
Work to recruit, train, motivate and retain the highest quality property management staff for all positions within the assigned portfolio maximize their engagement to minimize staff turnover
Prepare for and attend regular meetings with the property management staff to present detailed reports on portfolio status
Supervise day-to-day operations of entire on-site team, ensuring that all policies and procedures are being followed
Track and evaluate advertising, and all client traffic with leasing staff to ensure that leasing/marketing goals are being met (as applicable)
Determine leasing opportunities with leasing staff and work on goal setting, improving the performance of each staff member
Drive revenues with a thorough understanding and analysis of competition and development of creative marketing programs (market properties)
Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up

Ability to manage maintenance programs, marketing and leasing activity, occupancy, financial analysis, budget preparations and annual resident lease renewals
Demonstrate a high level of property management expertise, analytical ability, financial acumen, real estate software knowledge (OneSite a plus), ability to multi-task and deal with stress
Solid verbal, written and customer service communication skills and familiarity with Microsoft Office Suite
Leadership skills to create the trust and influence needed to effectively manage a property and its residents
Confidence in creating effective solutions for how to deal with challenges or problems
Administrative Skills General office duties, writing letters, answering phones, filing, preparing reports, interpreting policies and procedures, proficiency in office equipment
Analytical Skills Ability to create, compare, and analyze statistical data; ability to conduct research
Communication/Language Skills Ability to effectively communicate (written and oral) with all levels of employees, outside agencies and manage large volumes of correspondence; ability to proofread documents; ability to interpret HUD manuals (if applicable)
Computer Proficiencies Adobe Acrobat, Microsoft Office Suite with internet navigation skills. Proficient in RealPage property management software preferred, or other similar property management software
Coordinating Skills Ability to prioritize and schedule multiple projects simultaneously; ability to effectively organize records/files
Mathematical Skills Ability to use basic mathematical and analytical skills, calculate lease balances, pro rations, and averages
